Questions to ask before you sign a contract:
Do they have insurance, will they meet international building codes? type UC4B columns? What is the schedule and what penalties apply if they do not finish on time. Who does quality control and who to contact and how long before they respond. What is the warranty? Will they provide partial and final release of lien forms? How will issues be resolved?
Who pays for the concrete and the install? Who is responsible and who protects the materials on site? Do they have references and how many complaints do they have? Do they fully understand your intended building design? Do they have
a physical office? Will they do a walk thru of the site before they start to deliver materials? Will they honor the three day right to resend of the contract? Will the widows or sheet metal leak and if it does who fixes and when? What condition will the slab be in when finished and who fixes if there are defects? Do they use concrete sealer? How much time does the plumber or electrician have to install the underground?
The contractor has the contract he likes, you have to be aware that some contractors are good contractors and others know how to take advantage of you. Last thing you want is to get an attorney involved.
